Building in the South West?
This change could work in your favour 🏗

Stamp duty concessions for pre construction and under construction properties have just been expanded, and it's not just for big city apartment blocks anymore. Survey strata builds like duplexes, villas and townhouses now qualify too.

The details:
- Pre construction: full concession up to $800,000, tapering to $900,000
- Under construction: 75% concession up to $800,000, tapering to 37.5% up to $900,000

Extended through to 30 June 2028. With new estates popping up right across Busselton and the surrounding area, this is worth knowing before you sign.

As always, these changes are subject to legislation and RevenueWA's formal rollout, so give us a call if you want the details for your specific build.

South West first home buyers, this one's for you 🏡

The WA Government has lifted the stamp duty thresholds for first home buyers across the state.

The short version:

No stamp duty on established homes up to $600,000

Concessions up to $800,000

No stamp duty on vacant land up to $450,000

Concessions on vacant land up to $550,000

FHOG cap increased to $800,000

These changes apply to contracts entered into from 7 May 2026.

Important client update: New AUSTRAC requirements from 1 July 2026

From 1 July 2026, Settlement Agents and Conveyancers across Australia will need to comply with new Anti-Money Laundering and Counter-Terrorism Financing obligations administered by AUSTRAC.

For clients buying, selling or transferring property, this may mean we need to collect some additional information and documents as part of your matter.

This can include:

- Proof of identity

- Confirmation of your residential address

- Details for companies, trusts or other entities involved

- Information about the source of funds for the transaction

- Authority-to-act information where someone is acting on behalf of another person

- Further documents for matters that require additional review

These requirements are mandatory and will apply to Settlement Agents and Conveyancers providing designated services under the new laws.

These reforms are being introduced to help protect against:

- Money laundering

- Terrorism financing

- Fraud and identity crime

- Criminal misuse of property transactions
