The Gold Coast property market remains one of Australia’s standout performers in 2025, with a combination of strong buyer demand, limited supply, and continued migration creating ideal conditions for growth.

• Median Unit Price: $675,000
• Annual Price Growth Forecast: 10–13%
• Rental Vacancy Rate: 1.3% (very tight market)
• Rental Yields: ~4.1% for houses | ~5.3% for units

With house and unit prices trending upward, the Gold Coast is now ranked as the second most expensive property market in Australia, just behind Sydney. Continued population growth, lifestyle appeal, and a healthy jobs market are driving sustained demand across the Coast.

• Supply Shortage: Ongoing housing undersupply—only ~6,500 homes delivered annually when far more are needed.
• Construction Challenges: Rising building costs and workforce shortages are delaying or cancelling up to 60% of planned unit developments.

🏛️ Government Support for Buyers

Kirra Beach's latest luxury tower has been dedicated to a local property industry figure.

The Lacey Group has immortalised Matthew Schneider's name on a plaque at the front door of their new building, Del Ray.

Schnieder lost his battle with cancer last year.

He was well known for his community involvement, including being the president of the Southport Sharks.

The $65 million development includes 72 apartments and an infinity pool.
