I’ve broken down the last 12 months of rental trends, market figures and investor insights across Collie, and it’s definitely been one of the more interesting markets to watch.

We’re still seeing growth across both rentals and sales, consistent investor activity, and a really mixed tenant pool coming from government roles, local movement and people relocating for lifestyle and affordability.

Collie has evolved a lot over the years, and it’ll be interesting to see where the market heads next 👀

If you’re a Landlord, I want to share why it’s so important to look beyond the weekly management fee when choosing an agent.

So, a real client story. When we take over management of a property, I always do a full property health check on compliance, maintenance, and rental price - so we can make sure everything is in order for the tenant and landlord, and plan for the next 6 to 12 months.

Now, the rent for this property was about $100 per week under market value. And that’s completely fine… as long as it’s an informed decision by the landlord, they can then choose to increase, decrease or keep the rent the same.

In this case, no rent reviews had been completed at lease renewals, and no recommendations put forward by the agent for the next 12 months ahead, so the property was consistently underperforming.

Now our fees were slightly higher, about $8.50 per week. The owner thought they were saving money by going with a cheaper agent.

But over 12 months, that ‘cheaper’ agent saved the owner $440 in fees… and cost them $5,200 in lost rent.

So please remember, when choosing an agent, don’t just compare fees.

Look at how the agent works, how they are structured, and what they do beyond the initial leasing stage to make sure your investment is performing at its best.
