The truth about automated property valuations.
Most people in property lean heavily on figures generated by big data and AI.
Those models have improved a lot, but I am still finding nothing beats good old fashioned on the ground sale analysis.
A recent example. A selling agent asked me to estimate the eventual sale price on two properties. I worked both out from the desktop and sent them through.
About a month later he texted to say both sold for the exact figures I gave him. A fluke, maybe, on both counts.
Algorithms do not capture the nuance involved in property. People do.
So before you anchor your next decision to a number a computer spat out, talk to someone who reads the market on the ground.
