Most people don’t lose money at auction. They lose it in the three months before they even get there.

Here’s what I see every single week:

They’re emotional, not rational. Property is the biggest purchase of most people’s lives, and they’re making decisions at open homes on a Sunday after brunch. Time pressure, FOMO, and attachment replace logic. That’s expensive.

They overpay because they don’t know what they don’t know. Without understanding comparable sales, active supply, and local demand, buyers guess. And sellers’ agents are very good at letting them guess high.

They’re getting advice from the wrong person. The selling agent works for the vendor. Full stop. Their job is to get the highest price. Trusting them to guide your negotiation is like asking the other team’s coach for your game plan.

A buyers agent costs less than one bad decision.

I don’t always get you the property.

Sometimes I’m the reason you don’t get it.

Because my job isn’t to win at all costs. It’s to make sure you only win when it’s worth winning.

If the price ran past its value, I’ll tell you to walk. If the building report raised flags most buyers would ignore, I’ll tell you to walk. If the vendor’s terms don’t stack up, I’ll tell you to walk.

Missing out on the wrong property is not a loss. It’s the job.

The right one is still out there. And when we find it, you’ll know every dollar you spent was the right call.

That’s what having someone in your corner actually looks like.

The truth about automated property valuations.

Most people in property lean heavily on figures generated by big data and AI.

Those models have improved a lot, but I am still finding nothing beats good old fashioned on the ground sale analysis.

A recent example. A selling agent asked me to estimate the eventual sale price on two properties. I worked both out from the desktop and sent them through.

About a month later he texted to say both sold for the exact figures I gave him. A fluke, maybe, on both counts.

Algorithms do not capture the nuance involved in property. People do.

So before you anchor your next decision to a number a computer spat out, talk to someone who reads the market on the ground.

This roof inspection got my client $25,000 off the price.

I was crossing the road on the Gold Coast to meet a building inspector at a property. Bumped into a roofer. 35 years on the tools, local business, happened to be walking past. Asked him if he had twenty minutes. He came up on the roof with us.

Here is what he found:
• The flashing was sitting short of where it needed to be
• Any water getting over the next rib of the sheet was going straight into the building
• The fix was not a full re-roof, but it was not nothing either
• A written quote followed within 3 hours

I took that quote to the selling agent. Presented the issue, presented the cost, presented the case for a price adjustment.

The property repriced by $25,000.
Twenty minutes on a roof. $25,000 back in my client's pocket.
That is the work.
