The Brisbane, Gold Coast, and Sunshine Coast markets have been built, in significant part, on investor and owner-occupier capital arriving from the southern states. Our investor cohort is unusually sensitive to CGT settings - the Queensland investor is more commonly a capital-growth-oriented buyer than a wage-sheltering negative gearer.
