Ask what the access costs before you ask what the work costs.

Scaffold means sign off, permits and weeks of hire whether anyone is working or not. Our site set up is a sign, some bunting and a rope bag. Scaffold still wins when a job needs a lot of material. Just ask the question in that order.

Two days, no scaffold, and the balconies at Havon stopped shedding concrete.

Havon Home Units in New Farm, June last year: we rigged from the roof and worked down the balcony edges, patching, priming and painting as we went. Swipe for a before and after.

The owner's reply to the last report was one word, and it was brilliant.

A crack you can see from the footpath is not the one to worry about.

Newstead, July last year. We went down for a clean and came back up with a list of cracks, touch ups and patching, none of it visible from the ground.

The clean is what you pay for. The list is what you did not know you were buying.

That orange tag is two months old, and it is the third one we have put on this anchor.

Silk One in Woolloongabba: inspected and certified three years running, and every anchor load tested and tagged before our own crew rigged off them for the September window clean. Is the tag on your roof older than a year?

The most expensive part of a facade job is often not the work. It's getting to it.

Scaffold takes days to put up and pull down, needs a permit if it touches the footpath, and sits there for the whole job. A boom lift needs somewhere to park, and on a city street that means traffic control and a road closure permit.

Rope access needs a roof, certified anchors, and two technicians. We rig in the morning, work the elevation, and pull the ropes at the end of the day. The footpath stays open, residents keep their parking, and there's nothing left on the building overnight.

It isn't right for everything. Heavy materials and large areas of work sometimes need a platform. But for inspections, sealing, painting, cleaning and one-off repairs, rope is usually the cheapest way onto the wall.

Water was getting in, and the owner wanted it fixed before the next rain.

Atlantis Breeze in Redcliffe: a mid-rise with a metal roof and a leak showing up inside one of the apartments. Leigh and Laura were on the roof at seven on a Monday in July. They traced the likely entry points to the flashing joins and the area around the stink pipe, where the old sealant had cracked and lifted.

The fix was the unglamorous kind: strip the old sealant, wire brush and clean the surface, reseal every crack and gap, tidy up. Done and off site by half eleven.

Small jobs like this are most of what keeps water out of buildings. The trick is getting someone up there quickly.

Most rope access crews can cut a plant back. Ours can tell you what it is.

There is a qualified arborist on the crew, and a horticulturist, sitting alongside the IRATA tickets. That is not a line for a capability statement. It is the difference between a hedge that comes back next season and one cut into the old wood that sulks for a year.

Planting on a building is its own problem. Soil dries out faster up there, roots hit the bottom of a box that is never getting bigger, and a plant that looks leggy from the footpath is usually telling you about its irrigation.

A make safe is not a repair. It's the job you do so nobody gets hurt before the repair.

Something on a building has come loose: a facade panel, a piece of flashing, a sign, a render bead. It's high up, over a footpath or a driveway, and nobody knows how loose it is. A make safe means getting a technician to it quickly, securing it or removing it, and closing off the area below until that's done.

By rope, that usually means two technicians, a couple of hours, and no boom lift or road closure. We photograph what we find, so the building manager can go to the committee with the facts rather than a guess.

The repair comes later, properly scoped and quoted, once the danger is gone.
