Let's break it down! ๐Ÿ“œ Here are some of the ways a commercial lease can come to an end in Queensland:

1. Expiry of Lease Term: When the lease runs its natural course, both parties bid farewell. Certain obligations must be met such as redecoration and settling outstanding costs ๐Ÿ”จ

2. Mutual Agreement: Sometimes, both landlord and tenant are on the same page ๐Ÿค A Deed of Surrender can formalise an early lease ending and will outline all outstanding responsibilities.

3. Tenant's Breach of Lease Terms: Rule breakers beware! Landlords can terminate the lease if tenants aren't holding up their end. ๐Ÿšซ No rent payment, unauthorised premises changes, or sneaky subleases.

4. Landlord's Breach of Lease Terms: It goes both ways! landlords must keep their promises too ๐Ÿ—๏ธ If the landlordโ€™s obligations are not met, tenants can give notice terminating the lease.
