James Buy Sell We Buy. We Sell. We Buy and Sell. Top End family homes in Inner Melbourne, on and off market. TOP END

A week in the life of James Buyer Advocates.

Our clients were looking for an iconic long term family home. They bought this 4 bedroom family home in Toorak over $20 million. In the same week, for the same client, we worked with some great selling agents to sell their family home in Boroondara for over $10 million. A big week for the family, it was 3 months in the planning and it ran like clockwork. They were exciting to work with. In the same week, one interstate family bought in Bayside, over $2 million, so as they could be living in Melbourne at start of the new school year. This was December. We looked at two auction homes and an off market one. Our clients had choices and they selected the off market one, we negotiated a deal with our relationship contacts and should be moving in January, on time. Look this up on realestate.com.au or anywhere on the net - you won’t see it – it was never on the net! In the same week, another family bought at auction in the Sunnyside Estate Camberwell towards $4 million. Their brief was simple – buy us a quality family home that will be a good financial investment going forward. You would save a $750,000 if you renovate this, relatively easily vs a new build and it has better growth prospects than a new build! That’s right save $750,000 to renovate and in our opinion, better growth prospects! Our clients have options as it’s so flexible, build, renovate or rent. YOUNGER HOMEBUYERS

And then WOW, a lovely note from a young couple, who we had trialed our new Younger HomeBuyers Program with in 2016. One of two couples. We do want to help younger people find homes, as its becoming increasingly difficult for them with increasing population, immigration, tax break to us who are well off and …………

So the Young Homebuyers Program we trialed in 2016 works like this. We are your James Peer Reviewers.

1. You come and meet with us and we talk about a plan that makes sense for you to buy a home.
2. You begin looking. We provide phone support.
3. You find a home that you think makes sense, on the agreed guidelines.
4. We visit the home, then review your due diligence and values and
5. You either bid or we do, if you are nervous.
6. If you buy, you make a donation to Launch Housing Private Rental Support Program. In both instances in 2016 each couple donated $5,000 (tax deductible to them). This year in 2017 through Facebook and ………… we plan to build a way where we can help more young people, make good decisions on buying their first family home. Early 2017 is about finding that way. HOMELESSNESS

And finally this week – great week, the one before Christmas - we got a lovely letter from Tony Keenan, Chief Executive Officer saying that we had met our $40,000, 2016 donation commitment to Launch Housing for the Homeless. We have been involved in this Private Rental Brokerage scheme since its inception in 2006. The way it works is we at James find the cash and Launch Housing finds the families who are about to become homeless through no real fault of their own. It may be a loss of a job, an illness ……… and with a direct grant from the program, which they pay back in part if they can, of between $1,000 and $2,000 the family is able to get through the worst of it and survive in their home. We were involved in buying homes before 2006 for Launch (formerly Hanover) but that is capital intensive and this is so much more immediate. We have a contract with Launch Housing that 90% of the money donated goes directly in grants and we receive a quarterly report. Its all above board kosher!! If you want to get involved and donate ring Andy during office hours on 9288 9600 and ask about the Private Rental Brokerage Program. This year as a company, we have decided that with the expanding James Agent Selection Service, all funds we receive in helping select the best selling agent to sell your property will go to the Private Rental Brokerage Program. It’s a WIN-WIN-WIN-WIN. No additional cost to sellers. No conflicts (as we buy a lot) in this growing program to help buyers, sell. And some money from great agents goes to where it is needed most – The Homeless.

60 Avoca Street, South Yarra – James Buyer Advocates

James Home Rating: 740 | Grade A/B+ | October 2026

Asking $12 million on 760 square metres. For South Yarra, that is ginormous. There aren’t many blocks this size.

This is a grand old lady, but a major project. I struggled to work out why the house felt a little odd until someone pointed out that what appears to be the rear was originally the front. The flow just doesn’t quite work.

Decades ago, this would have been something very special. It still could be, but working out how is the challenge.

The garden is substantial, although a neighbouring block of flats encroaches slightly on the outlook. Parking is tandem, and you could potentially excavate for basement parking (STCA), but that would be absolute megabucks.

Then there is the question of opening the house towards the garden and making the whole layout work. More megabucks.

I’m not criticising the property. How often does 760 square metres in this street come up? Apparently, this is the first offering in 40 years.

There is plenty of interest here today, but I keep coming back to the same question. How do you make it work?

18 Bryson Street, Canterbury – James Buyer Advocates

James Home Rating: 778 | Grade A | October 2026

No arguments about the location. Maling Road is right at the end of the street, giving you easy access to shops, restaurants, cafés and the train station.

Single-level home with three bedrooms, a home office and a really easy floorplan. The main bedroom at the front has an excellent walk-in robe. I don’t think anyone will complain about the storage.

For me, this is more suited to a young family or downsizers. Families with teenagers may want a little more separation and living space, although that depends on your needs.

The north-facing rear garden is gorgeous. Beautiful setting, lovely natural light and a really nice outlook from inside.

You could move in very comfortably as is, or gradually add a few cosmetic touches to make it your own. Nothing needs to be done immediately.

It just has a beautiful feel. Easy to live in, easy to enjoy and a really lovely home.

Over 20 properties inspected and rated by the James team this week.

Finding a property is one thing. Knowing whether it’s the right property at the right price is another.

The real work in buyer advocacy goes well beyond finding homes. It’s about assessing quality, understanding value, identifying potential issues and helping buyers make informed decisions.

On-market or off-market, independent advice matters.

Is this the first serious turn in the market this year?
Today, two multi-agent homes we’re involved in selling drew 35 groups in Brighton and 18 in Canterbury.

Thirty-five. Eighteen. On one Saturday. It fits with something I’ve been feeling for the past fortnight. A turn. Not in price. In supply.

October, the stretch between the Grand Final and the Melbourne Cup, should be peak selling season. This is when the stock arrives. This is when the auction books fill. Yet many agents still have holes in their books at the end of this month, particularly at the lower level.

There are four weeks between the AFL Grand Final and Melbourne Cup weekend, giving Melbourne property a clear, uninterrupted four-week campaign.

Traditionally, it’s a period where we see more properties come to market. Stock levels have been tight this year, but over the past couple of days we’ve seen a noticeable lift in new listings.

Mal and Sim are out and about getting across the fresh stock and seeing what’s on offer!

James Home Rating: 780 | Grade AB+ | October 2026

This is one of those homes where the problems are mostly cosmetic.

The fundamentals are strong. Good bedrooms, sensible flow, excellent garaging and a rear garden that is much better than you might expect. The garden runs along the back of the home, giving you plenty of space to actually use it rather than simply look at it.

The front is fairly plain, and the presentation could certainly be improved. But that is the easy stuff. A good presentation job could transform the feel without needing to reinvent the property.

The time warp of Rockingham Close itself may not win you over immediately, but once you see where you are positioned you will think again. It is not conventionally beautiful, but there is more here than first meets the eye. This is a tranquil area.

For a professional couple, downsizer or buyer wanting a home where all the fundamentals are already in place, this is a property worth looking at carefully.

James Home Rating: 640 | October 2026

This is a home where practicality wins over presentation.

A single-level townhouse with a genuinely good floorplan, north light along the living areas and a double garage at the front. It is dated, but the bones are good and the way it sits on the block makes a lot of sense.

There is nothing particularly beautiful about it today. That is not really the point.

For a professional couple or downsizer wanting single-level living, the opportunity is to buy well, renovate intelligently and end up with a very good property.

The kitchen, bathrooms, carpets, paint and general presentation will all need attention, so the renovation needs to be factored into the equation from the beginning.

The location is strong enough to make that effort worthwhile.

Buy it keenly. Renovate it smartly. If those two things line up, there is a very good home underneath.

James Home Rating: 740 | Grade AB+ | October 2026

This is one of those homes that gets better the longer you look at it.

At first glance, it is easy to put it in the good-but-unremarkable category. The house is solid, the street is good, and everything seems perfectly reasonable.

Then you look at the flexibility.

Single-level living, a manageable block and a floorplan that can work for a remarkable range of buyers. Downsizers, professional couples, first-home buyers and investors can all see a version of this home working for them.

That flexibility is the real strength. It gives the property longevity beyond any one stage of life.

The location works, the home works and the land size is substantial enough without becoming a maintenance burden.

This is not about architectural wow factor. It is about getting the fundamentals right and giving buyers options.

That makes it considerably more interesting than it first appears.

Some homes have an energy that can’t be explained, only felt.

73 Nepean Highway is an extremely special home, with incredible views, a beautiful sense of space and a setting that is very hard to replicate. It’s the kind of home that stays with you long after you leave.

Congratulations to the new owner. We know you’ll love it as much as our vendors have. And really, how could you not, with 20 metres of absolute beach frontage right at your doorstep.

Apartments can look great in photos, but it’s how they feel when you walk through the door that really matters.

Good natural light, generous proportions, a floorplan that works and spaces that feel connected rather than compromised.

This one got the fundamentals right.

Congratulations to our buyers on securing their new Carlton home.
