5 Tips to stand out when applying for a rental property!

1. Dress to impress - first impressions are important, in order to stand out you can wear a smart-casual or semi-formal attire.

2. Come prepared - you can have the rental application pre-filled and ready to be submitted once you inspect the property. Ensure you have attached all documents required (e.g. 100 points of ID, bank statements, payslips).

3. Cover letter - telling a bit about yourself, and what you like about the property.

4. Follow up - don't be afraid to give the Property Manager a call or send them an email if you haven't heard anything after 24-48 hours.

5 - Be on time and leave on time - often open for inspections are back-to-back to agents need to stick to the scheduled time, otherwise they will be late for their next open house. Avoid staying past the advertised open time.

It runs on the 4th Saturday of every month. The next market date is scheduled for Saturday, February 26th from 8 a.m. to 12:30 p.m.

How often should your rent be reviewed? 🧐

Since the rental legislations have changed, rent cannot be increased more than once in 12 months.

In most cases renters sign a 12-month lease when they start their tenancy. Therefore, the rent should be reviewed nearing the end of the lease.

Keep in mind that there needs to be a minimum of 60 days’ notice of a rent increase, meaning that your Property Manager should be contacting you with a rent review 3 months prior to the lease agreement rolling over to allow enough time for the notice period.
