One of the biggest misconceptions buyers have is assuming a renovated property automatically means compliant works.
In reality, we regularly review contracts where renovations have been completed without proper disclosure, building permits, or owner-builder documentation.
Sometimes it is cosmetic works. Sometimes it is structures built over easements. Sometimes the works themselves should have been disclosed in the vendor statement but were not.
The issue is not always obvious during an inspection because the property can still present beautifully. The risk only becomes clear once the contract and title documents are properly reviewed.
If works have been built over an easement, authorities such as council or the water authority may still have rights to access that area or require rectification works later.
