Etihad Rail has officially launched passenger services, and Dubai's station is set to open on 30 September.

The biggest real estate story is not the train itself. It is where the station is being built.

The Dubai terminal sits inside Jumeirah Golf Estates, on land controlled by Wasl's The Next Chapter, a masterplan with more than 12,000 new homes, branded residences, luxury villas, retail, hospitality, and direct access to the rail network.

For buyers, there are three different investment stories.

Property built around the station.

Property within its catchment.

Property located nearby.

These are not the same investment, and they should not be valued the same way.

Infrastructure creates the strongest impact where it is physically integrated into a masterplan. Everywhere else, the effect is more gradual.

The UAE economy continues to show strength, as reflected in recent reports published by leading banks, financial institutions, and market participants.
Three major indicators moved higher in June:

• Business activity is expected to accelerate in Q3 2026.
• UAE banks increased lending while improving asset quality.
• Dubai recorded a record 40,022 rental contracts in a single month.

At the same time, Dubai completed 13,933 property sales worth AED33.2 billion, while Dubai South remained the city's strongest performing area for the fourth consecutive month.

Credit is expanding. Businesses are investing. More people are choosing Dubai to live and invest.

The Dubai property market entered Q2 2026 without a structural break after two months of geopolitical disruption. But the market is not moving freely either.

Secondary apartments face the most near-term pricing pressure. Villas and prime residential are holding. Rental yields above 7% continue to attract institutional and yield-focused buyers.
The gap that opened between what buyers expect to pay and what sellers will accept is still there. Dubai's fundamentals remain sound. Whether that gap closes depends on the regional environment stabilising through the rest of Q2, and that is not something the current data can confirm.
