Looking for European residency through property in 2026? Your options are different than you might think 🇪🇺

Several European countries have closed or changed their real estate routes in recent years. Here are three programs still offering property-linked residency by investment that stand out:
🇬🇷 Greece Golden Visa
Investment starts from EUR 250,000, with higher thresholds depending on the location and type of property.
🇨🇾 Cyprus Permanent Residency
EUR 300,000 in qualifying property, alongside an income requirement.
🇲🇹 Malta Permanent Residence Program
Malta takes a different approach, combining property (purchasing from EUR 375,000 or renting from EUR 14,000 a year) with government contributions and other requirements.

A base in Europe, or a home in Europe? 🌍

Portugal's Golden Visa asks very little of you. A €500,000 fund investment, about a week in the country each year, and no property to look after. The trade-off is time: since May 2026, Portuguese citizenship takes ten years of residence instead of five.

Greece's Golden Visa starts with property, from €250,000 to €800,000 depending on where and what you buy. There is no minimum stay to hold the residence permit, and citizenship is possible after seven years for those who live in Greece and pass the language and integration tests.

So who suits which?
✔️ Portugal: investors who want EU residency with maximum flexibility
✔️ Greece: families who plan to relocate and want an EU passport sooner

Many families also pair a Greek Golden Visa with a Caribbean citizenship to get a European home and a second passport on a faster timeline.

South America's flagship citizenship by investment program has been announced. 🇦🇷

Last week, the Argentinian Government confirmed a citizenship by investment program that will officially launch in Q4 2026, and it is already one of the most talked-about developments in investment migration this year.

Here is why investors are watching closely. Argentina is a G20 economy, which puts it among the largest countries ever to offer citizenship by investment. An Argentinian passport gives visa-free access to more than 168 countries, backed by strong international diplomatic standing and regional mobility across South America.

Two routes. One of the most anticipated citizenship programs in years. Argentina just announced its Citizenship by Investment Program.

When the program officially launches in Q4 2026, there will be two ways to qualify:
👉 A direct, non-refundable contribution of USD 350,000 to the National Treasury
👉 An investment of USD 800,000 in a government bond created specifically for the program

Argentina just announced its Citizenship by Investment Program 🇦🇷

The Argentine Government made the announcement during Argentina Week in Paris, and Passport Legacy is proud to be part of the consortium who worked directly with the Government to bring this program to life.

For months, our team has worked alongside the Argentine Government on the foundations of the program: policy design, regulatory support, due diligence structures and operational planning. That includes the details that matter most to future applicants, such as application procedures, age requirements and provisions for dependents.

Argentina is a G20 economy with strong international connections and real appeal as a place to live, work and invest. Its entry into citizenship by investment is one of the most significant developments the investment migration industry has ever seen.
