Dubai real estate: bubble?
The latest UBS Global Real Estate Bubble Index puts Dubai in the “elevated risk” category, with a score of 1.16, compared with 1.09 last year.
But some of the numbers behind the headline are interesting:
• Real house prices: +0.4% YoY
• Real rents: -4% YoY
• A skilled service-sector worker needs around 5 years of income to buy a 60 sqm apartment near the city centre.
For comparison, UBS puts that figure at around 11 years in London and 15 years in Hong Kong.
And Dubai doesn't operate in isolation. Its position as a regional business, tourism and investment hub continues to attract capital, companies and people from across the region and beyond.
So, is Dubai a bubble?
The numbers alone don't tell the whole story.
Dubai is not one market. Villa communities, townhouses, apartments, prime, off-plan and secondary are all behaving differently. Supply, rental demand, location, developer, entry price and exit liquidity can completely change the investment equation.
That's why I think the conversation needs to move beyond simply asking whether “Dubai is in a bubble.”
For anyone looking at the market today, the real question is where the numbers actually make sense and where they don't.
And that's where local market knowledge matters.
The safest investment isn't necessarily the one in the most talked-about area or the one with the highest projected return. It's the one where you've properly understood the fundamentals, the risks and the exit strategy.
The headline gets attention. The detail is what makes the investment.
If you're looking at Dubai real estate and want to understand what the numbers actually mean for a specific area or property, let's discuss.
