The name 'Black and White Real Estate' carries a profound significance for me. In an industry often marked by obfuscation and deceit, I understand that, as an individual, I can't single-handedly change these dynamics. But I can choose to be the embodiment of a different approach, one that stands for clarity. The name encapsulates this commitment to integrity.
In a world where shades of gray are common, I've made it my mission to offer a beacon of clarity. My belief is that if anyone values honesty, then everything should be Black and White.

Over the years, my journey has been marked not only by accomplishments but also by subtle trials and tribulations. Starting as a freelancer and progressing to become a broker in Dubai, I've encountered breach of trust, unpaid dues, navigated complex relationships, and absorbed lessons from individuals who chose unconventional paths. These experiences, although unspoken, have profoundly helped my growth and strengthen my resilience to face adversity at any given time.

In addition to my real estate journey, my 6 years of experience in the banking sector have been transformative. It helped me develop my financial analysis skills that has given me a unique, holistic perspective when it comes to real estate investments. How to fall asleep in 2 minutes or less.

The Military Method (works for 96% of people):

Sleep matters.

A lot.

A 2018 study showed that people who sleep less than 7 hours per night are 19% less productive.

And sleeping only 6 hours has a similar effect on your brain as drinking 2 beers.

The solution?

Give me 60 seconds, and I'll show you.

Here's the step-by-step:

1)Relax your face and jaw

Close your eyes.

Breathe slowly and deeply.

Mentally scan down your face, softening each area as you go.

Pay attention to where you're holding tension.
(especially in your jaw)

2. Drop your shoulders and arms

Continue scanning down.

Relax your neck.
Relax your traps.

Allow your shoulders to naturally pull down towards the earth.

Scan down each arm and relax it:
bicep, forearm, hands, fingers

3. Relax your chest and your stomach

With each breath, allow your chest to sink softly.

Feel each inhale down into your stomach.

Everything should be softening.

4. Relax your legs

Continue your scan down your hips into your legs.

Thighs, calves, ankles, toes.

Feel your legs sinking beneath you.

5. Clear your mind

Easier said than done, I know.

Try to hold a calming image in your mind:

A still lake surrounded by mountains

Ocean waves lapping on a distant beach

Or gently count your breaths as you feel the inhale and exhale.

That's it.

Damn, honestly I feel relaxed after just writing that.

Important note:
This technique worked for 96% of pilots after using it for 6 weeks.

Be patient.

As with all good things, results take time.

The only one thing you need to look before investing in ANYTHING is.

Look at the product itself.

Data is available everywhere.

If someone’s selling you to invest without data, then it’s a scam.

Look at data.

Look at what people have earned from it.

Look at the future of that product.

Look at the evolution of that product.

(Ex: In Real Estate, Before, it was just buying a house.

Now, people are investing in luxury and buying a lifestyle.)

If it’s a product of tomorrow, you need to invest in it today.

so before investing in ANYTHING, look at the PRODUCT.

The antidote to confirmation bias.

It involves forcing yourself to view a decision from the opposite viewpoint or finding people who disagree with you.

It forces you to create a more compelling argument.

On December 2020, I Decided to Leave the UAE but ended up starting my real estate journey in Dubai.

It was in the covid-19 break out.

I was working as a banker.

Salaries were getting slashed in half left and right!

My earning potential totally took a hit.

My family and I were all set to leave the country for good.

But then something totally changed my perspective.

I came across this article and it completely flipped the script.

So, I stumbled upon this article talking about Dubai's vision for 2040.

I clicked on it just by chance and started reading.

So, after reading it, I realized one thing - "Sanjay, Covid is just a phase, it'll eventually go away, but Dubai is gonna blow up in the next few years!"

I read the article a few more times again to understand better.

I realized that tourism & real estate will prosper well in this 2040 vision.

So I gave it a shot.

It marked the start of my real estate career.

Looking back, I'm glad I took the chance and pursued my real estate career in Dubai.

Sometimes you gotta take a leap and get out of your cozy zone to make big things happen.

And let me tell you, I'm living proof that it can pay off big time.
