Jointly owned property in Dubai is more than just apartments and service charges. It is a structured legal system that decides who controls land, common areas, management rights and even how far owners can modify their units. If you treat it as simple co ownership, you will miss key points that affect value and disputes.
In the Joint Ownership module of our Dubai Real Estate Series, we start with the foundations. You learn what joint property means in Dubai, how ownership of the underlying land and common parts is structured, and how Law No 6 of 2019 and RERA directions shape real projects. We walk through the Master Community Declaration and Community Rules, how they are prepared, approved and registered with RERA, and what that means for enforceability against developers, owners and residents.
The course then explains how different project categories, major projects, hotel projects and other real property projects, are managed and how ownersβ committees are formed and regulated. You see in detail how service charges are set, audited, approved through Nezam Mollak, collected into protected bank accounts and used only for allowed purposes, along with what happens when owners default.
Finally, we cover the rules for sale or conversion of common areas, the practical difference between Gross Floor Area and Built Up Area and why GFA matters so much for developers and individual owners who want to make changes. You learn how unauthorized GFA changes can affect master plans, additional payments and future disputes.
If you work on Dubai real estate transactions, disputes or advisory work and want to stop guessing your way through joint ownership issues, this module will give you a clear framework.
