The bank gave you the money. What exactly is a mortgage bond?

Buying property with a bank loan involves more than simply receiving the money and starting repayments.

A mortgage bond is a legal record registered over your property to secure a loan from a bank or other lender. In simple terms, the property serves as security for the money you borrowed.

But does this mean the bank owns your property?

No. You remain the owner. However, the property is subject to the registered mortgage bond while the debt is outstanding.

Once the loan has been settled, the mortgage bond must also go through the appropriate cancellation process at the Deeds Registry. Paying off the loan does not simply remove the registered bond automatically.

Understanding what is registered against your property is an important part of understanding your property rights and obligations.
