๐ก VAN WYKSDORP PROPERTY MARKET UPDATE โ WHAT ARE PROPERTIES ACTUALLY SELLING FOR?
There has been quite a bit of talk recently about what is happening in the South African property market, but national statistics donโt always tell us what is happening here in our little corner of the Klein Karoo.
So I decided to look at the actual registered sales figures for Van Wyksdorp.
According to the latest FNB property data, the South African residential market remains active, but buyers are still negotiating. Approximately 75% of transactions nationally are concluded below asking price, with an average discount of around 8%. Properties are also selling faster, averaging approximately 10 weeks and one day on the market.
But what is happening in Van Wyksdorp?
๐ THE VAN WYKSDORP NUMBERS
*In 2025, Van Wyksdorp recorded:
โข 14 farm sales, with an average registered selling price of R712,500
โข 8 erf sales, averaging R617,500
Thatโs 22 registered transactions for the year.
For 2026 to date, the *report records:
โข 9 farm sales, averaging R621,000
โข 4 erf sales, averaging R830,000
Thatโs another 13 registered transactions so far.
This gives us 35 registered farm and erf transactions across 2025 and 2026 to date.
It is important to remember that not all registered transactions represent ordinary open-market sales. Deeds Office records can also include bulk transfers, donations and other types of property transfers.
๐ก WHAT ARE SMALLHOLDINGS ACTUALLY FETCHING?
This is where our local figures become particularly interesting.
Among the recent registered transactions for smallholdings and lifestyle properties on the outskirts of Van Wyksdorp, sale prices included:
โข ยฑ1.15 ha โ R800,000
โข ยฑ1.25 ha โ R800,000
โข ยฑ1.31 ha โ R550,000
โข ยฑ2.23 ha โ R749,000
โข ยฑ2.37 ha โ R506,000
โข ยฑ2.48 ha โ R552,000
โข ยฑ2.57 ha โ R460,000
โข ยฑ2.93 ha โ R1,150,000
โข ยฑ2.99 ha โ R621,000
These are actual registered transaction prices, rather than advertised asking prices.
And they demonstrate something I see every day working in our local market:
There is no simple โprice per hectareโ for Van Wyksdorp.
Two properties of almost identical size can achieve very different prices.
Water availability, location, views, access, fencing, improvements, buildings, soil, condition and the particular position of a property can all have a significant effect on its market value.
๐ WHAT ABOUT PROPERTIES IN THE VILLAGE?
We see exactly the same thing with properties in town.
Recent registered transactions range from relatively inexpensive vacant erven to improved residential properties selling for well over R1 million, with some transactions reaching approximately R1.5 million to R1.8 million.
This is why comparing one village property with another purely according to erf size can be very misleading.
One has to know what was actually being sold โ vacant land, an older home requiring renovation, a renovated property, water rights, additional improvements and so forth.
๐ HAS VAN WYKSDORP BECOME MORE EXPENSIVE?
There has certainly been a noticeable change in the registered figures.
The average registered farm price increased from R465,000 in 2024 to R712,500 in 2025.
For erven, the average increased from R165,000 in 2024 to R617,500 in 2025.
However, Van Wyksdorp is a very small property market, and a handful of higher-value transactions can move an annual average considerably.
So this certainly does not mean that every Van Wyksdorp property increased in value by the same percentage.
๐ก WHAT DOES THIS MEAN IF YOU ARE SELLING?
The national statistics tell an interesting story: properties are moving, but buyers are still negotiating.
The lesson for sellers isnโt necessarily to price cheaply.
It is to price realistically.
An asking price needs to be supported by the property itself and by comparable transactions. Buyers today have access to more information than ever before, and an unrealistic asking price can result in a property sitting on the market while correctly priced properties sell around it.
Van Wyksdorp is also unusual. We have everything from small village erven and historic homes to one-hectare lifestyle properties, smallholdings and substantial farms.
Comparing one property with another therefore requires much more than simply comparing the number of hectares or square metres.
If youโre considering selling and would like to know how your property compares with actual recent registered Van Wyksdorp sales, Iโm always happy to have a chat.
