Here’s what to check BEFORE you build:
✅ 1. Zoning Rights
Is your property zoned for what you want to do? You may need rezoning or consent use if you’re adding a second dwelling, business, or changing the land use.
✅ 2. Building Lines & Height Limits
Even small extensions must comply with setback lines, height restrictions, and coverage limits.
✅ 3. Title Deed Restrictions
Your title deed might contain outdated rules like “only one dwelling per erf” or limits on how much of the land you can build on. We can help amend or remove these if needed.
✅ 4. Services Availability
Can your water, sewerage, and electricity handle the extra structure? Municipal engineering input might be required.
✅ 5. Environmental or Heritage Constraints
Is your site in a protected area or heritage zone? These add another layer of approvals.
✅ 6. Building Plan Submission ≠ Planning Approval
Just because your building plans were approved doesn’t mean you’re cleared on land use rights. .
