⚠️ If you’ve enclosed a porch or balcony, converted a carport into a garage, or added extra space without updating your sectional title plans, it’s important to regularise the extension.

In terms of Section 25 of the Sectional Titles Act, extensions to sections must be properly approved and registered. 🏘️ Unregistered alterations can create problems when:

❌ MYTH:
“I can move in immediately after signing the Offer to Purchase (OTP).”

✅ FACT:
Signing the OTP does NOT give you the right to move in.

You can only occupy the property:
✔️ On the agreed occupation date in the OTP, OR
✔️ After registration is completed at the Deeds Office

📌 IMPORTANT:
If you move in before registration, you may have to pay occupational rental — as the Seller is still the legal owner until transfer is registered.

⚖️ Bottom line:
Signing ≠ Ownership
Occupation ≠ Registration

💡 Always read your OTP carefully to avoid costly surprises.
