The semigration tide is turning ... and the data is compelling.
After years of professionals relocating to the Western Cape for lifestyle reasons, a significant reverse trend is now underway. According to Wise Move, relocations from Cape Town back to Gauteng increased by 40% year-on-year in 2025, with Western Cape-to-Gauteng moves up 58.6% overall.
The numbers tell the story: Johannesburg taxpayers earned an average of R480 318 per annum in 2024 β R109 000 more than their Cape Town counterparts (SARS, 2025). Add to that Western Cape rentals running more than R2 400 per month higher than Gauteng, and the financial case for returning becomes hard to ignore.
Critically, those returning aren't downgrading ... 37.78% of households moving from the Western Cape to Gauteng transitioned into larger homes. Areas like Sandton, Midrand, Pretoria, Centurion, and Fourways are seeing the strongest demand.
