Understand the visible condition, compile useful information and identify anything that may need qualified input.
✅ 1. Note visible staining, peeling paint, musty areas, previous leaks and recurring moisture concerns.
✅ 2. Check for visible damage, blocked gutters, loose downpipes, pooling water and records of earlier repairs.
✅ 3. Look at paint, plaster, sealants, timber, paving and exposed metalwork. Cosmetic work should not conceal an underlying concern.
✅ 4. Check frames, tracks, hinges, locks, seals and visible corrosion on exposed fittings.
✅ 5. Consider walls, gates, retaining areas, drainage, trees, privacy and how sheltered and usable the outdoor spaces feel.
✅ 6. Gather equipment details, warranties, manuals, compliance records and municipal approvals where relevant. Confirm what will remain with the property.
✅ 7. Record what you know honestly and keep invoices, reports and repair information ready.
