I've had sellers ready to list, only to find out they can't — because the Property Practitioners Act now requires a signed mandatory disclosure form before an agent can even take the mandate. No form, no listing, no exceptions.

Here's what else you'll need before your home is market-ready:

- A signed mandatory disclosure form
- Municipal rates clearance certificate (budget for roughly 3 months' rates upfront)

Signed up with two or three agents thinking it would help your house sell faster? It might be exactly what's slowing things down. 🏡

Here's the part a lot of Bloemfontein sellers miss: an open mandate can quietly turn into a "dual mandate" if you sign with a second agency before the first one has properly ended. Both stay legally active, and if a sale goes through, both can claim commission.
