Homebuyers… Are you doing pre closing inspections?

I know this sellers market has put homebuyers in between a rock and a hard place 🪨 either paying for pre purchase inspections with no guarantee they’ll get the house or waiving the inspection and buying a house completely unaware of its issues. 🤷🏽

Did you know you can do a pre closing inspection? Did you know that any material defects found in the pre closing inspection the seller would be responsible to fix?

Material defects would be issues with the systems or components of the house or anything that poses a risk. (Eg. air conditioner or heat not working, water leak, gas leak) 📛

If you didn’t get to do an inspection when you purchased the house, make sure to ask your realtor to include a pre closing inspection in the offer.

💡Tip: Do the pre closing inspection around 1 week before closing. That way if anything comes up, your lawyer has time to negotiate repairs.

Did you know that the City of Ottawa is encouraging buyers to buy in the Ottawa Core by making it easier to convert single homes into low rise multi unit buildings?

Need some other reasons a multi- unit is a good idea?

Easier to finance - lenders 🏦 look at the rental income rather than your personal income.

Passive income - collect rent 💰 while you sleep. 🌛😴

Lowered risk - if one of your tenants doesn’t pay rent on time versus your only tenant doesn’t pay rent on time. 😱

Tax benefits - you can ✏️write off mortgage interest paid and property expenses when it’s an income property.

I know this ridiculous real estate market has been frustrating and hopeless for some buyers and sellers who need to buy. Inflation has skyrocketed and the house you could afford last year is now $100,000 more this year and suddenly out of your budget.

Well... here is some inspiration for you.

This young man and his family decided to buy this fixer-upper townhouse 10 months ago. The home had sat on the market for some time and it needed some TLC and "elbow grease". While most people were turning their heads, they decided to roll up their sleeves. Over a 9 week period, they invested loads of sweat equity. It wasn’t hard to find a tenant to move in after that.

But with the real estate market continuously rising, they saw an opportunity to flip and sell it. We listed their home on the market and it sold for 40% more than what they paid for it! 😍
