When someone says “3.7 months of inventory,” it can sound like just another real estate statistic. But it actually tells us something useful about what’s happening in the market.

Here’s the simple way to look at it:

Months of supply is basically a clock. If no new homes came on the market, how long would it take to sell everything currently for sale at the current pace?

At the end of July 2026, Palm Beach County was sitting at:

3.7 months for single-family homes
6.7 months for condos and townhomes

As a general rule of thumb, under six months tends to favor sellers, while over six months tends to give buyers more leverage.

So even though we’re talking about the same county, single-family homes and condos are really two different markets right now.

A few other numbers from July help put that into perspective. The median single-family sale price was $660,090, compared with $312,500 for condos. Single-family homes took a median of 41 days to go under contract, while condos took 69 days.

We also ended July with 10,443 active listings countywide, down about 21% from a year ago, while total closed sales were up about 15%.

In simple terms: fewer homes were available, while more homes were selling. That helped bring the supply number down.

But this is the part I always want people to remember: Palm Beach County numbers are a starting point. They don’t tell you exactly what’s happening with your home.

Wellington can look very different from downtown West Palm Beach. A condo can behave differently from a single-family home. And a $500,000 property can be in a very different market than a $1.2 million property just a few miles away.

The number that matters most is the one for your neighborhood, your price range and your property type.

If you’re looking for something easy to do on a Thursday night in Wellington, this is one of those local events that’s worth knowing about.

Thursday nights at the Wellington Amphitheater usually mean food trucks, local vendors and live music—all in one place.

The food trucks and vendors are there from 5–9 PM, with live music starting around 6:30 PM. Grab dinner, walk through the vendors, then find a spot on the lawn for the concert.

And it’s free.

Bring a blanket or folding chair, and I’d recommend getting there a little early if you want a good spot on the lawn.

The bands, food trucks and vendors can change from week to week, so check the Village of Wellington calendar before heading over.

I recommend this one a lot, especially to people who are new to Wellington. It’s a simple way to get out, enjoy the evening and get a feel for the community.

If you only looked at Wellington’s August median sale price, you’d miss one of the more interesting numbers in this month’s report.

Here’s where the Wellington real estate market stood in August 2026:

💰 Median sale price: $580,000
🏡 Active listings: 445
🔑 Closed sales: 55
📊 Months of supply: 5.81
⏱️ Median cumulative days on market: 42 days

The median sale price was down 7.94% from August 2025, but I wouldn’t interpret that as Wellington home values falling 7.94%.

Only 55 homes closed during August, and a monthly median can move considerably depending on which properties and price points happened to sell.

Looking at a longer period gives us more context. The year-to-date median sale price was $668,500, down just 0.96% from the same period last year.

But the number that really catches my attention this month is 42 days.

Median cumulative days on market dropped from 58 days in August 2025 to 42 days in August 2026.

For buyers and sellers, that’s an important reminder that there’s more to understanding the Wellington market than whether the monthly median price moved up or down.

And even within Wellington, conditions can vary significantly by neighborhood, property type, and price range.

September 10 is the statistical peak of Atlantic hurricane season, and it’s a good reminder to take care of a few things around the house before you need them.

This isn’t about worrying about a storm. It’s about getting the simple things done ahead of time—especially the paperwork and documentation that are easy to put off.

A few things I’d put at the top of the list:

Document your home.
Take a walkthrough video of every room, including closets, cabinets and your belongings. Then save a copy somewhere outside your home, such as cloud storage.

Know your hurricane deductible.
Pull out your declarations page and find out what your deductible is. If you have questions about how it applies to your coverage, that’s a conversation to have with your licensed insurance professional.

Check your flood coverage.
Flood insurance is separate from a standard homeowners policy, so make sure you know whether you have coverage and who your policy is through.

None of this takes very long, but it’s much easier to handle now than when there’s a storm getting everyone’s attention.

🌮 Thursday, August 27 | 5–9 PM
Thursday Nights in Wellington returns to the Wellington Amphitheater with 18+ food trucks, 35+ local vendors, and live music from Blackwater Country beginning at 6:30 PM.

🎸 Saturday, August 29 | 6:30–10 PM
The Summer Concert Series wraps up the month with The Dirtt, a Mötley Crüe tribute band, at the Wellington Amphitheater. Admission is free.

🎉 Friday, August 28 | 11:30 AM–1 PM
Wellington’s Community Center is also hosting a Senior Citizen’s Day Party. Be sure to confirm the event details with the Community Center before heading over.
