buyer 1: 1 acre or less, single level, 1200-1500sqft, no steps is ideal, attached garage!
buyer 2: 5 acres +, multi generation set up within same roof or separate structure ok too, main home open floor plan ideal for entertaining, user friendly kitchen, shop is a bonus :-)

Pretty happy to report...my sellers are in contract in 1 week! They worked hard to prep the home, we priced it correctly, we got lots of interest, had a successful open house, received multiple offers, and now we get to open escrow and move into the next phase! 🎉

We did it!!! She is CLOSED! It took 1 extra week due to a Contingency Sale delay but everyone patiently saw it through. Excited for the new owner, very happy for my seller - he was so amazing, the buyers agent was communicative and thorough, Placer Title was great as usual. The lender was the only challenge but that is why I always say.... it matters who you work with! Smooth sale. Thank you everyone :-)

OK here is August for Calaveras County. Sales have been up, as you see the inventory dropped slightly. July we saw a real bump in activity (see previous post). Historically we should expect Oct remain active especially with the rates dropping, then Nov things may slow a little.
