Builder's Warranty Inspection
AKA: 11 Month Warranty Inspection

An 11-month warranty inspection (also called a builder’s warranty inspection) is a professional home inspection done around the 11th month after you move into a newly built home—just before the builder’s 1-year warranty expires.

It’s your last chance to catch construction defects, material failures, or workmanship issues that the builder is responsible for repairing under that warranty.

🏠 Purpose

The goal is to:

Document any defects that developed after you moved in

Verify that systems and components are still performing as intended

Give you a detailed report to submit to your builder before the warranty period ends.

🔍 What’s Checked

An 11-month inspection is very similar to a standard home inspection. The inspector examines all visible and accessible areas, including:

Exterior

Siding, brick, paint, trim, and caulking

Grading and drainage (settling around foundation)

Driveways, patios, decks, gutters, and roofing

Structure & Foundation

Cracks or shifting due to soil movement or settling
