When a beneficiary asks, a year or two later, whether the trustee sold the family farm too cheaply, the answer depends entirely on how it was sold.

Under a traditional listing, the defense is that a broker set a price and the estate took the best offer. Under an auction, the defense is a bidder log, a marketing file, and a soft-close record showing every qualified buyer in the country competing at once.

The Uniform Prudent Investor Act cares as much about process as price. A documented auction is becoming a prudent investor best practice for illiquid land.
