In Arizona, changes in the law go in effect January 1, 2022 to put unsuspecting homeowner/consumer's homes in foreclosure for a judgment lien, as long as there is home equity in excess of the homestead exemption at risk for foreclosure from otherwise unsecured debt A judgment lien can easily and typically be obtained by a vulture debt buyer's lawsuit in justice court or superior court on which they sue for purported debts like medical debt or ordinary credit card debt and often obtain a default judgment. Often the homeowner/debtor may not even have proper notice of the lawsuit (much less answer or afford a lawyer to fight back) given sewer service of process, This law changed in AZ by a bill voted for by state Republicans and signed by Gov Ducey in May 2021. Watch out for your homestead, Arizonans!
