Why not wait and buy a home when able? Because the market in San Diego is highly competitive and low in inventory. We bought our home in 2017, at the time it was the highest priced home since the 2004 bubble, did it deter us? No. Did the loan rate over 4% deter us? No. Thankfully we didn't hold back, because today, after 2 refinances, we have our rate down to a 2.65% that we took advantage of when rates were low, on a 20-year fixed mortgage so the home will be paid off by 2041, and we still pay only a few hundred dollars more than the average rent in San Diego, for a 1-2 bedroom apartment! A 1-2 bedroom apartment 1/3rd the size of our home, usually no private yard, and we have all the amenities in our gated neighborhood, including a pool, tennis courts, basketball courts, and a gym, and best of all have gained $300K+ in equity in the home not counting what we have paid off.

So if you are financially and credit able, buy as soon as you can and don't make excuses and cling on hope of a market dip, had we had the same mindset, we could be paying the same, or likely a lot more in rent for a 4 bedroom, with little for potential net worth, and a rental rate that will continue to accelerate over the years, versus a relatively stable mortgage payment that will be only insurance and taxes in 18 years.
