Joe Edward Herrera II is a true Texan, born and raised in San Antonio. From a young age Joe knew he wanted to be in the real estate profession and in 2004 at the age of 19 achieved his Professional Real Estate License. From there he began his journey through his career. He quickly learned how to market; selling homes and helping many clients achieve their life-long dream of owning their first home. He developed working relationships with new home builders, often being an onsite Realtor for popular new home builders in the San Antonio area, such as Centex or KB. In 2006, Joe developed a keen interest in the Department of Housing and Urban Development (HUD) homes, and more specifically the Good Neighbor Next Door Program. A program designed by HUD to help Police officers, Teachers, fire fighters, and EMTs get into homes for half off and only $100 down. In 2010 Joe realized what it meant to serve his community, and Joe joined the Bexar County Sheriffs Office. Joe has established www.GNNDhomes.com as the ultimate resource for any Police Officer, Teacher, Fire Fighter, or EMT in the state of Texas looking to purchase a home through the government offered program. Currently Joe has sold numerous homes from GNND homes to new homes to residential homes to short-sales and foreclosures, and has had many repeat clients. He takes pride in his work and in helping his community. In 2013 Joe spread his market outside of San Antonio, and is now servicing home owners throughout the state of Texas, specializing in the Good Neighbor Next Door Program. He also began his “Pay It Forward Program” and donates $100 for every home sold to the 100 Club of San Antonio, and Organization Supporting Families of Fallen Officers and Fire Fighters. General information

The Lottery winner may purchase the property at a 50 percent discount from the current "AS IS" APPRAISED VALUE which is the LIST PRICE. For example, if the home has a LIST PRICE of $150,000, a participant can buy it for $75,000. You can also apply for an FHA-insured mortgage with a down payment of only $100 and you may finance all closing costs, repairs, improvements, appliances and all acquisition expenses. You must live in the home for three years, but after that you can sell the home and keep all the profit. If the home you want to purchase needs updating or repairs, you may use FHA's 203(k) or the new 203(k) Streamline Mortgage program. This mortgage option allows you to finance both the purchase of the home and any needed repairs and/or updates you want to make to the home. You have the benefit of one loan for both costs and one monthly payment. It is a home improvement loan and property acquisition loan combined in one. All participants must be employed full-time by a federal, state, county, or municipal government; Indian tribal government or division of local government, public or private college, university or school. Current homeowners CAN NOT participate and you can not have owned any other residential real estate for 1 year prior to lottery submission.
