Cracked garage floors: When should you actually worry? 🚗🚗

A little peace of mind for home buyers and homeowners! 💡

Cracks in a concrete garage floor are extremely common and, in most cases, completely normal shrinkage or settling cracks. While water seeping into cracks can widen them over time (especially through freeze-thaw cycles), typical surface cracks aren't usually a major structural concern.

When should you get concerned?Vertical Displacement: One side of the crack is visibly higher than the other.Significant Gap: The crack opens wider than 1/4 inch.Corresponding Wall Cracks: The crack extends into foundation walls or structural framing.Sealing minor cracks with a flexible concrete sealant is a great way to keep moisture out and prolong the life of your floor.

When asphalt shingles reach the absolute end of their lifespan, severe loss of protective granules exposes the underlying fiberglass, leaving a worn, reflective surface that is brittle and precarious to walk on. Seeing that reflection under the sun is a dead giveaway that replacement time is long overdue!

Walking on a roof at this stage requires extra caution—and catching it before it leads to interior ceiling leaks is crucial.

How old is the roof on your home? If you can't remember the last time it was evaluated, it might be time for a professional checkup! 🏠

The ticking time bomb under your sink: Polybutylene pipes! 💣

Spotted under a sink on today's inspection: grey/greenish plastic piping known as Polybutylene (or Poly-B)! Installed heavily from the late 1970s through the mid-1990s, Polybutylene plumbing reacts with standard water treatment chemicals (like chlorine), causing the pipe walls to micro-fracture, become brittle, and eventually burst without warning. Because it has an extremely high long-term failure rate, many insurance companies refuse to cover homes with Poly-B, or require a full repipe before writing a policy.

If your home was built or renovated in the '80s or '90s, check under your sinks and water heater for these grey/greenish pipes! Catching them before a sudden burst can save you thousands in water damage.

To Caulking or Not to Caulking? 🏠🌧️

Happy Friday, everyone! Julian from Knock on Wood Inspections here with a quick tip on fiber cement siding.

A question I get asked all the time: Do you need to caulk fiber cement board exterior siding? 🤔

The answer depends on where it is:

Around Windows & Doors: Yes, absolutely—caulking is essential here to seal against water intrusion.

Where Siding Boards Butt Together: No caulking needed if there is a splash guard (or joint flashing) installed directly behind the seams. While caulking butt joints was common when fiber cement board first came out, modern installations rely on those backing sheets to protect against weather without the need for sealant.
