Here's what you get:
4% of the first $100,000 of the value of the estate
3% of the next 100k
2% of the next 800k
1% of the next 9 million

For example: an estate worth $500,000
4% of first 100k = $4,000
3% of the next 100k = $3,000
2% of the next 300k = $6,000

Total compensation: $13,000

Foreclosure Tip of The Day: Never pay anyone money upfront for a loan modification.

According to California Civil Code Section 2944.7,
“it shall be unlawful for any person who negotiates, attempts to negotiate, arranges, attempts to arrange, or otherwise offers to perform a mortgage loan modification or other form of mortgage loan forbearance for a fee or other compensation paid by the borrower, to do any of the following: (1) Claim, demand, charge, collect, or receive any compensation until after the person has fully performed each and every service the person contracted to perform or represented that he or she would perform.”

So yes, it’s illegal for anyone to collect money from you upfront for doing any sort of loan modification work for you.

Anyone can perform a loan modification on behalf of someone else if they do it for free. However, when it comes to actually getting paid for it, they have to be a licensed attorney or be a Foreclosure Consultant (who needs to have a 100k bond). They can only get paid after the service is performed.

I’ve seen a lot of homeowners get scammed into paying some random company who says they can get them a loan modification with a 100% guarantee (you can never be sure that you’ll get it) only to find out that their money is gone and they are left with less time than they had before.

Keep a look out for that.
