In honor of National Homeowner Month, I wanted to shout out a couple of the recent first time home buyers I’ve had the privilege of helping this past month!

👉🏼 The Cuellar-Morales family bought their dream house on a hill with me and to say it was one of my favorite client experiences ever, would be an understatement. I’m pretty sure my Instagram is just a fan page for them at this point. We met at the end of last year, and luckily they weren’t in a hurry to find “the one” because “the one” didn’t hit the market until May of this year. I’ve never been so happy to be wrong because (I said there was NO WAY we would.. But sure enough) we got into escrow $75,000 under list price after less than two weeks on market. A classic case of “meant to be.” May or may not have cried when this one closed… okay I cried, no one is shocked. One promised pool later, and the personalization process is underway and the sunsets… cannot be beat.

👉🏼 I met the Gutierrez family barely two months ago and we just closed on their perfect home in their DREAM neighborhood. They are so excited to move in before welcoming baby #2 into their beautiful family! As I’m sure you all know by now I get realllllly attached to my clients, but things on this one happened SO fast I had to keep reminding them that they’d be stuck with me long after key day! We met at an open house, sat down about a week later to go over what the process would look like, looked at one house less than 24 hours later, and were in contract by Tuesday after beating 6 other offers. First house, first offer - all the pieces just fell into place. Well turns out the house they bought was being sold by the brother of the seller at the house we met at - Elk Grove really is the smallest town there is.

Two happy endings/new beginnings. Two amazing families. One super grateful agent.

Real talk.

It might seriously be time to ditch the landlord, buy a home, and make your own rules. This quick 5-question quiz may help you know for sure. (But you gotta be honest, K?).

1. Can you afford a down payment? You don’t need piles of cash, but you do need a little (say 3-10% of the home price) to qualify for a competitive interest rate.
2. Do you have regular income? Two years of employment history is preferred, but other factors, such as a high credit score and low debt-to-income ratio, can sub for less than two years.
3. Do you know where you want to live? If you’re new to the area, you might want to wait a few months and get your bearings. I promise you’ll know what areas feel like home after a while.
4. Do you plan on staying put for a while? No one knows the future, but sticking around for 2-5 years is ideal if you can make it work.
5. Are you comfortable with current home prices? Sure, they’re higher than you’d like, but when you run the numbers, you feel confident you can make the budget work.

So, sure. Look towards May. But here’s the thing. It takes more than the right month to get top dollar. It'll take careful planning and preparation — and that won’t happen overnight.

So…if you’re thinking of selling this spring — March, April, or May — here are 8 things you can knock out NOW that will make it all worthwhile come spring.

8 To-Do’s to Prep Your Home to Sell this Spring

1) Declutter, donate, and organize your closets, drawers, and attics.
2) Clean out the garage and consider painting the walls and floor.
3) Identify major repairs and make a plan to fix them one by one.
4) Ensure that major appliances are in working condition.
5) Focus painting efforts - think entryway, foyer, kitchen, and bathrooms.

You don’t! Check out these six income streams exclusively for homeowners:

→ Rent your home for productions. Check out websites like PeerSpace or Home Studio List to rent out your space for photo or video productions.
→ Consider a roommate. If you’re single or your significant other is on board, put the call out for a roommate. You can cover as much as 30% of your housing costs each month.
→ Renovate a space to rent. If you have the space and live in an area that allows it, finish that room over your garage or create a basement apartment to rent.
→ Store other people’s stuff. A storage unit runs over $100 per month. Use your extra space to help others save while making a little extra cash.

Hiring an agent to sell your home is a big decision. And here’s the thing. It’s way more than finding someone who lives in your town. It’s about trust, comfort, and confidence.

When looking for an agent, don’t overlook one or more of these red flags before making your final decision:

đźš© They have little to no online presence.
đźš© They seem unfamiliar with your neighborhood.
🚩 When you meet face to face, they’re constantly checking their Apple watch, and you’re never quite sure if they’re listening.
🚩 It takes several attempts — on YOUR end — to reach them or get your questions answered.
🚩 Your gut tells you they’re just not it.

Hiring the wrong agent to sell your home is like waking up on Christmas morning with coal in your stocking — ugh! So save this post for later, or tag someone you know who’s thinking about selling.

Don't let your wallet stand in the way of your decorating dreams! I've got some DIY tips to help you make your home extra festive without breaking the bank!

- Place extra ornaments on the mantle, in a hurricane vase, or around a DIY wreath.
- Paper, scissors, and some string are all you need to make snowflake garland. Find patterns you love with a quick online search. Simple, bold, and easy for the kids!
- Wrap empty Amazon boxes to create a faux-wrapped present tower. Place on an entry bench, stairway, or fireplace. You can also wrap artwork or picture frames already hanging on your wall. Just add a fun bow and place back on the wall.
- Put those holiday photo cards to work as ornaments on your tree (use clothespins to clip to branches), or simply hang them around a doorway.
- When in doubt, go with lights and greenery. On the mantle, around a banister, above kitchen cabinets...the possibilities are endless and the price is oh-so-right.
