4 inches in 24hrs - life as a Section 8 Landlord

When you create complex, costly processes, you don't create better housing. You create barriers for small operators and opportunity for large corporations. The result is vacant, decaying property or corporate owners who charge accordingly. Philadelphia needs policies that support the people trying to do the right thing.

Keep an eye on what percentage of your budget goes to routine, preventative maintenance versus emergency maintenance.

You want to be at a place where over 40% of what you're spending is preventative, because that's a sign you're actually preventing problems.

If you're spending a lot on emergencies, things you had no way to expect, take a look at why that's happening. You really want to prevent that as much as possible.

Another thing worth understanding is the difference between operating expenses and capital expenses.

An operating expense is an immediate deduction against your income, things like minor repairs, monthly maintenance, changing filters.

A capital expense goes toward improvements to the property, like a whole new HVAC system, a major upgrade, or a full renovation.

Knowing which is which changes how you handle it on the books.

If you're working with the right people and doing the right things, you're not just extending the life of the HVAC. You're also potentially saving your tenants money.

A lot of us didn't think much about this until the last few years, when utility costs really started hitting tenants. And we all want our tenants to be able to pay rent, so if we can save them money elsewhere, that helps.

If just cleaning a compressor can save a lot on the electric bill, that's a great thing to do, for you and for your tenant.

Neighborhood Groups
Years ago, whenever I invested in a new area one of my first moves was to join the neighborhood FB group and connect with residents and service providers and keep up with local happenings. Still works in some subdivisions I bought in down south with a few hundred members. Here in the Philly area? Not so much. An hour ago, someone in one Philly metro neighborhood asked for recommendations for a roofer to inspect a leak. Within an hour, there are already 101 comments - "the best" " "awesome" the AI generated fliers . . . it has all become meaningless slop. Even the better managed groups - no one can keep up. With mobile phone farms being built by companies like "Let's Ride the Wave" that take over abandoned profiles and turn them into your friendly neighbor that likes to share her favorite contractors. In the time it took me to write this, the post reached 112 comments and is still going strong 😂

For years, hearing aids required licensed gatekeepers and prescriptions, and millions went without. When regulation loosened, access increased and prices dropped. Stop building policy around the worst-case scenario and start building policy for the people trying to do the right thing. I said this to the room at HAPCO, and I'll keep saying it.

The One Question That Tells Me a Contractor 'Gets It' "This guy's not just a contractor he's also an investor & agent, so I don't have to explain the 'why' behind anything. That's rare. That's who I want on our team.

So that full gut rehab I just did a walkthrough on was a contractor I'm vetting.

I love meeting these guys, seeing the passion and the capability.

This one is also a real estate agent, also an investor. He understands the business from all aspects. Imagine the added value when you work with somebody like that. You get a lot of free advice along the way.

That's why I like contractors who are also investors. They really, really get it. No big learning curve, no explaining why you want things done a certain way. And they bring you insights on top.

Whether you're new to investing, remote, or experienced, getting other experienced eyes on your investment is invaluable.
