Secure Success Stories: 323 days is normal on Silver Lake. This took 33.

Lake houses on Silver Lake do not typically move quickly. The last one to sell sat 323 days.

3580 Seminole Lane went under contract in 33.

My sellers had been handling it themselves for over a year before I got involved, and honestly, I understand why they tried. A large lake lot with a mother-in-law suite is a genuinely special property.

Two things changed. First, we positioned it around what actually makes it rare — the lot and the suite. We found the buyer in two weeks.

Second, we had an honest conversation about price. That's a hard conversation and most sellers won't have it. Mine did, and then they made a decision I think more sellers should understand: they took a strong cash offer slightly under their number instead of holding out for a bigger one.

Secure Success Stories: The $20,000 nobody sees at 2704 Drummond Avenue

Most sellers don't know this: your appraisal is not automatic.

An appraiser needs recent comparable sales to justify your contract price. In a lot of our market right now, those sales barely exist, not enough homes have traded in the last year to build the case.

When that happens, the appraisal comes in under contract price. Then the seller eats the difference, renegotiates, or watches the deal die.

On 2704 Drummond, I didn't wait to find out. Before the appraiser ever wrote a number, I put together the comps and the condition notes that told the real story of this house.

It appraised. My read is that work was worth ten to twenty thousand dollars to my sellers.

Two agents had this listing before I did. This was a longtime family home and letting go of it was hard enough without losing that on the back end.

If you're listing in the next few months, ask whoever you hire how they handle an appraisal in a market with no comps. Their answer will tell you a lot.

Secure Success Stories: Third times the charm 🔒

19980 First Avenue is sold. I was the third agent to list it.

Here's the context that matters: south of 98 in Laguna Beach, there are 35 single-family homes on the market right now, and only two Sales in the last month (Including this!). That's not a slow market. That's roughly a year and a half of standing inventory.

We didn't beat that with better photos. My sellers and I built a plan to get real traffic through the door, and we stayed honest with each other about the price and the condition the entire way.

They had to sell this one to buy their next place. Both are closed.

I represented my buyer on this purchase and on the sale of their previous home in Panama City Beach.

Running both sides at once is where most moves go sideways. Sell too early and you're renting. Buy too early and you're carrying two payments. The sequencing is the whole job.

What they wanted was the lot, the proximity to water, and a number that made sense for what they were getting. We negotiated below list to get there.
