The shocking truth?
When a home launches too high, it can sit.
Then buyers start asking, “What’s wrong with it?”
And eventually, the price gets reduced.
Maybe once. Maybe twice.
And here’s another thing sellers sometimes get wrong:
Presentation matters, but that doesn’t automatically mean you need to spend thousands on professional staging.
Sometimes the right move is simply decluttering, rearranging your furniture, improving the lighting, making small repairs, or taking better listing photos.
And yes, virtual staging can help, especially when a property is vacant and buyers have trouble visualizing how the space could look furnished.
NAR’s 2025 Profile of Home Staging found that 49% of sellers’ agents reported that staging reduced the amount of time a home spent on the market. But that doesn’t mean every NYC home needs physical staging.
The goal isn't to spend money just to make a home look pretty.
The goal is to make the property compete.
So before you put that “For Sale” sign in the ground, ask yourself:
Is this the price I want?
Or is this the price the current market will support?
And does this home need $5,000 worth of staging?
Or does it need a better strategy?
There’s a big difference.
Getting either one wrong can cost you time, leverage, and potentially money.
So trust your agent to price it well. Comment "SELLER" for my free guide.
