What is needed for a brick and mortar business startup to succeed?

I have asked and been asked this question many times over the years. Trying to find a simple answer to the question is difficult. There are so many aspects that need to be addressed before taking the first step. Most startups fail because of something that was overlooked. While a group discussion of these aspects would be extremely interesting that can be for another day.

Right now the one aspect for a brick and mortar business I want to cover is location. Location does not necessarily mean the most expensive or the one with the highest traffic. The right location is what is best for your business. A florist might need 1500 sq ft for his business model and has 2 choices. One for $2000 a month and the other for $1400. Sounds easy until you realize the $1400 is in the meat packing district. Not quite conducive for flower sales. So now the $2000 space is the one. Or is it? A little digging finds there is a well established florist directly across the street. Back to searching the web for another more suitable site. You can see that picking the right location at the right price may be one of the most important aspects to getting your business off the ground.

Agents, owners and property managers need to get their spaces in front of as many potential tenants as possible. This however can be quite expensive using traditional advertising or dealing with one of the giants that allow you to post for free as long as you accept a small market of tenants. If you want your space to get in front of all the tenants, you have to pay the price which is usually quite high.

After almost 40 years in the residential and commercial real estate industry, I realized that commercial rentals had limited exposure in internet advertising and the little out there was not affordable to the average agent, owner or property manager. To help rectify this problem, I started a classified web site dedicated solely to Retail/Medical/Industrial and other Commercial rentals. From the Dallas Business Journal - Out of 45 real estate markets around the country, Dallas is third for economic momentum from the federal tax program, the report found. Orlando came in first with Austin behind it.
Dallas, which has 18 zones, is well positioned for investments made in those areas thanks to a growing population and the tax and regulatory environment, the report said.
Multifamily housing is likely to be the first stage of development for many investments made in the designated zones, Lambert said.
