Last week, I attended a real estate fraud symposium, presented by our local Realtors Association of Lake & Sumter Counties. It was wonderful catching up with them—but what we learned was sobering.

Real estate fraud is becoming increasingly sophisticated. Emails, phone calls and even websites can look completely legitimate when they are not.

A few important reminders:

* Never assume a caller or email sender is who they claim to be.
* Do not provide personal or financial information in response to an unexpected request.
* Contact the business using a trusted number you already have—not the number provided in the email or text, or even one found on an unfamiliar website. The website itself may have been created to mislead you.
* If a property tax bill or other expected notice doesn’t arrive, contact the appropriate office to find out why.
* Sign up for your county’s property fraud notification service so you can be alerted if a document is recorded using your name.

Funny thing about including furniture in a home sale - Sellers usually see it as a nice bonus. Buyers? Sometimes they just see stuff they now have to haul away.

That mismatch can actually affect negotiations, or even stop someone from making an offer at all.

My usual advice: let the furniture stay at the buyer's discretion instead of bundling it into the sale. If allowed in your state, a bill of sale for the furniture would be a cleaner approach, even if it's written up at $0.

Looking at a home and thinking, “Oh, the property taxes aren’t bad at all”?

Here’s something I’d like you to know before you fall in love with that low tax bill.

The property tax amount shown on the listing is the SELLER’S number—not necessarily what yours will be. Thanks to Florida’s homestead exemption and Save Our Homes cap, sellers who have owned their home for many years may pay considerably less than a new buyer will pay.

Once the sale closes, the home typically gets reassessed. The good news? You may qualify for your own homestead exemption - which you will apply for the following year, the earlier the better since you only have till March 1 - - and if you’re moving from another Florida home, you might even bring some portability savings with you. (ask me about that if you don’t know what I mean!) But your tax bill could still look pretty different from what the seller was paying.

Even with those potential savings, your tax bill could look very different from what the seller was paying.

That affects not only your annual budget—it can also change the escrow portion of your monthly mortgage payment.

If you see a home online and think it could be the one, give me a call and we’ll estimate the taxes together. It only takes a few minutes, and it could save you from falling for a home whose taxes turn out to be much more than you expected.

Today, I want to pay tribute to Dolly Parton. She left us too soon.

I believe the reason so many people loved her had very little to do with the fact that she was a superstar.

She treated people with respect. She was generous. She never forgot where she came from or the people back home in the mountains of Tennessee. She used her success to help others — from putting books into the hands of millions of children through her Imagination Library to supporting medical research and so many other causes.

And somehow, through all those years of fame, she remained Dolly.

I will never look like her — and I certainly will never sing like her (just ask my family) — but I can always strive to be a little more like her:

To treat people well. To help when I can. To remember where I came from. And not to spend time worrying about what people think of me, as long as I know I'm doing my best and treating people the way I would want to be treated.

I think that's a pretty wonderful legacy to leave behind.

Rest in peace, Dolly. ❤️
