Huge announcement for VA loan buyers 📣

On Tuesday, May 21, 2024, an official from the U.S. Department of Veterans Affairs (VA) announced that it will temporarily loosen restrictions related to the VA’s prohibition on veteran buyers paying real estate agent commission. The VA stated that they will release a circular by June 12, 2024, to temporarily remove the restrictive language while they engage in the formal rulemaking process.

For those who may not know, the recent NAR settlement has provided the grounds for more flexibility in how commissions are paid. Historically, commissions have been paid from the sellers side. With this settlement, there is more negotiation on who is responsible… buyer, seller or a combination of the two. However, VA loans restrict buyers from paying commission which could have created a potential barrier in VA loan users from being competitive in the market.
