Think you need 20% down to buy a home? You may have more options than you realize. 🏡

For eligible first-time buyers, programs in Massachusetts and Rhode Island may help with down payment and closing costs. That doesn’t mean everyone qualifies or that buying is automatically the right move but it does mean you shouldn’t rule yourself out based on outdated information.

Robert L Serpa - Milestone Mortgage and I fired up the flux capacitor and went back to 1982. ⚡️🚗💨

Think of us as the Marty McFly and Doc Brown of Tri-Town real estate, I handle the real estate side, Rob handles the mortgage side, and this time we wanted to see what buying a home looked like more than 40 years ago.

Back in 1982:

🏠 Marion: about $71,000
🏠 Mattapoisett: about $67,000
🏠 Rochester: about $58,000

The catch?
Mortgage rates were around 16.04% 🫢

Even with those much lower home prices, the estimated monthly housing payment still represented roughly 44% of the average household income depending on the town.

So when someone says, “Homes were so much cheaper back then,” they’re right but there’s a little more to the story.

Real estate prices, mortgage rates and income all matter when we talk about affordability.

And while Rob and I unfortunately can’t take you back to 1982 to buy one of these houses, we can help you figure out the best way to buy one in 2026. 😎

🏠 Massachusetts homeowners: your backyard may have more potential than you think.

More than 2,000 Accessory Dwelling Units (ADUs) have been approved across Massachusetts since the beginning of 2025 and this is something homeowners and real estate investors should be paying attention to.

An ADU could potentially create:

✅ Long-term rental income
✅ Housing for parents or adult children
✅ More flexibility from your existing property
✅ Additional potential when evaluating an investment property

Massachusetts now generally allows one ADU by right in single-family residential zoning districts, but that doesn’t mean every property automatically works.

Lot size and layout, setbacks, septic or sewer, construction costs, and local requirements all need to be considered.

So if you’re looking at a property in South Coast Massachusetts, don’t just look at the house that’s already there. The land may be part of the opportunity too.

🏡 Is the Cape Cod housing market finally cooling off? Not exactly.

July’s numbers tell an interesting story.

📈 Single-family home sales were up more than 20% from last year
🏷️ Median sale price dipped slightly to about $811K
⏱️ Homes actually sold faster — 35 days on market vs. 48 last July

So while prices aren’t running away like they once were, buyers are still buying and good homes are still moving.

That’s why I wouldn’t make a decision based on whether you hear the market is “up” or “down.”

The property, town, price range and your situation matter more than the headline.
