If you've been wondering what’s happening in the Louisville & surrounding-area housing market… here’s the scoop! 👇
📈 More homes are available. Inventory is up significantly from this time last year, giving buyers more choices and a little more breathing room.
💰 Prices are still holding strong. The Louisville Metro median listing price is around $318,500, while median sold prices remain around $300,000.
⏰ Homes are taking a little longer to sell. The median time on market is currently around 33 days, up from last year. That means buyers have more opportunity to compare homes, while sellers need to be strategic with pricing and presentation.
🏠 What does this mean?
👉 For buyers: More inventory means more options and potentially more negotiating power. Don’t assume you have to rush into the first house you see.
👉 For sellers: This isn't a market where you can simply put a home on the MLS and expect multiple offers immediately. Pricing correctly from day one matters. Presentation, condition and marketing matter too.
👉 For homeowners: Values haven't disappeared! The market is adjusting toward a more balanced environment rather than the frenzy we experienced a few years ago.
📍 And remember—real estate is LOCAL. Louisville, Oldham, Bullitt, Shelby, Spencer, and surrounding communities can all behave differently depending on price range and neighborhood.
