# ๐Ÿพ Harleyโ€™s Home Tips #34
# # That Dream Home Could Be in a Flood Zone. Would You Know Before Buying?

Hey friends! Harley here! ๐Ÿถ๐Ÿพ

You found it!

The perfect house.

Beautiful kitchen.

Amazing backyard.

Maybe a river nearby, a creek running through the property, or a peaceful view of the water.

Stephen is already picturing where the furniture will go.

I'm figuring out where to put my dog bed.

But before we start celebrating, I have one very important question:

**"Have you checked whether this property is in a flood zone?"**

Because that beautiful waterfront view could come with some responsibilities and expenses you weren't expecting.

And trust me, nobody wants to discover those surprises AFTER closing.

# # # ๐ŸŒŠ 1. What Exactly Is a Flood Zone?

Flood zones are geographic areas identified according to their flood risk.

The Federal Emergency Management Agency (FEMA) produces flood hazard maps that help identify areas with different levels of risk.

Some properties are in designated high-risk flood areas.

Others are in moderate- or lower-risk areas.

But here's something buyers need to understand:

**Being outside a high-risk flood zone does NOT mean a property cannot flood.**

Flooding can happen in places buyers never expected.

# # # ๐Ÿ  2. Your Mortgage Lender May Require Flood Insurance

This one can surprise buyers.

If a property is located in a designated Special Flood Hazard Area and you're using a federally regulated or insured mortgage, flood insurance is generally required.

That insurance is usually separate from your standard homeowners policy.

And yes, it can affect your monthly housing costs.

Before buying, investigate:

- Whether flood insurance is required
- What coverage is available
- How much the premium may cost
- Policy deductibles and exclusions
- Whether the lender has additional requirements

**Don't assume your regular homeowners insurance covers flooding.**

Most standard homeowners policies exclude damage caused by flooding.

# # # ๐Ÿ“ 3. Check the Flood Maps BEFORE You Buy

One of the first places buyers can investigate is FEMA's Flood Map Service Center.

You can look up a property's mapped flood hazard information.

But don't stop there.

Flood maps are important tools, not guarantees about what will happen to a particular property.

Local floodplain administrators and other qualified professionals can help explain additional risks and requirements.

# # # ๐ŸŒง๏ธ 4. Look Beyond the River

Here's where things get interesting.

A property doesn't necessarily need to sit directly beside a river to experience water problems.

Potential concerns can include:

โœ” Heavy rainfall and surface-water accumulation

โœ” Poor drainage

โœ” Nearby creeks and streams

โœ” Low-lying land

โœ” Stormwater runoff

โœ” Past flooding

โœ” Changes to surrounding development

In Southwest Washington and Northwest Oregon, understanding how water moves across a property can be just as important as understanding where the property lines are.

# # # ๐Ÿ” 5. Ask About the Property's Flood History

Here's a question buyers should never be afraid to ask:

**"Has this property experienced flooding or water intrusion before?"**

Review available seller disclosures and investigate relevant records.

Look for evidence of:

- Previous flood damage
- Water intrusion
- Drainage improvements
- Foundation or crawlspace moisture
- Flood-related repairs
- Repeated water problems

And remember, a seller's disclosure is not a substitute for independent due diligence.

# # # ๐Ÿ’ฐ 6. Think About Future Expenses

Buying a home isn't just about the purchase price.

You also need to understand the potential ongoing costs.

Depending on the property, those might include:

โœ” Flood insurance premiums

โœ” Drainage maintenance

โœ” Flood-mitigation improvements

โœ” Repair and maintenance expenses

โœ” Restrictions on certain future improvements

A property might fit your mortgage budget but become less affordable once all the expenses are considered.

**Know the numbers BEFORE making your final decision.**

# # # ๐Ÿ—๏ธ 7. Planning to Remodel or Build?

This is especially important for acreage buyers.

If a property is located in a regulated floodplain, there may be additional requirements involving:

- New construction
- Additions
- Major renovations
- Elevation
- Fill and grading
- Accessory buildings
- Development permits

Rules vary by jurisdiction and project.

Never assume you can build whatever you want just because you own the land.

Check first.

# # # ๐Ÿพ Harley's Bottom Line

**A beautiful view should never blind you to a property's risks.**

Buying a home near water can be absolutely wonderful.

And being in a flood zone doesn't automatically mean a property is a bad investment.

But you need to know what you're buying.

Understand the flood risk.

Review the available information.

Investigate insurance requirements.

Ask about past flooding.

And make sure the property fits both your lifestyle and your budget.

Because I would much rather see you enjoying your backyard with me...

**Than standing in it wondering why your new swimming pool wasn't supposed to be there!** ๐Ÿถ๐Ÿ’ฆ

# # # ๐Ÿก Thinking About Buying in Washington or Oregon?

Whether you're looking at a riverfront home, rural acreage, or a neighborhood property, Stephen and I want you to understand more than just the price and the pretty pictures.

Real estate is about asking the right questions, understanding the risks, and making informed decisions.

Let's find a home that makes sense for your life.
