A little real estate reality check…
One thing I’ve been seeing more and more lately: sellers who are still trying to negotiate like it’s the market from a few years ago.
This home is a perfect example.
My buyers went under contract on it June 25th. During inspections, legitimate safety items came up. We weren’t asking for a renovation or a wish list — but the seller wasn’t willing to address any of them.
So my buyers made the decision to walk away.
The home went back ACTIVE on July 16th. Today is September 1st…and it’s still sitting.
Meanwhile, my buyers moved on, found another home that was in significantly better condition overall, got under contract, and are moving forward with a home they feel much better about. ❤️
There’s a lesson here for sellers.
Pricing your home correctly is only part of getting it sold. You also have to be reasonable once you’re under contract.
If an inspection uncovers legitimate issues — especially safety concerns — buyers may ask you to address them, offer a credit, or make another reasonable concession.
You absolutely have the right to say no.
But buyers also have the right to say “Okay, then this isn’t the house for us.”
And sometimes the cost of refusing to give a little is watching a perfectly qualified buyer move on while your home goes right back on the market…and continues to sit.
The goal isn’t just to get under contract. The goal is to get to the closing table. 🏡🔑
