The city of Carrollton has its AAA bond rating, which is the highest financial rating a city can receive. Think of it like an elite credit score for a city.

Just like buyers with strong credit and healthy debt-to-income ratios qualify for better mortgage terms, cities with strong financial management qualify for lower interest rates when borrowing money for roads, parks, infrastructure, utilities, and public improvements.

That matters because when a city spends less money on interest payments, more money can go back into improving the actual community.

Maintaining AAA status signals that Carrollton is financially stable, strategically managed, and planning ahead for future growth instead of reacting to it.

And whether buyers consciously realize it or not, people naturally gravitate toward communities that feel:

• convenient
• stable

That perception influences desirability and long term home values over time.

Most people say they want quiet neighbors…
but what if that meant living next to a cemetery?

I showed a stunning property out by Lake Texoma this weekend… and it had everything going for it. Views. Space. Peaceful setting.

The hesitation?
A historic cemetery right next door.

In real estate, we call these stigmatized properties… homes that come with a story, a perception, or something that gives buyers pause.

Here’s the interesting part…
for some buyers, it’s a hard no.
For others, it’s actually a plus.

No future development.
Extra privacy.
A different kind of quiet.

And yes… sometimes it can affect value.
Usually in the form of a smaller buyer pool, which can create opportunity for the right person.

Frisco is not just growing, it’s being designed with intention.

Grand Park is officially moving forward, a 1,011-acre community space that will be larger than New York’s Central Park, which is about 843 acres. One of the largest urban parks in the country, right here in North Texas.

What most people do not see is how much thought has gone into this. According to LocalProfile.com, voters approved funding for this project back in 2006, and over time it has evolved from a 350-acre concept into a 1,000+ acre vision. The city partnered with global design firm IDEO, gathering input from the community through workshops and surveys to shape what this space would become.

The result is more than green space. It is a carefully planned environment designed for connection, movement, and everyday life. Trails, gathering areas, natural landscapes, and play spaces for all ages, all intentionally designed to bring people together.

This is what intentional growth looks like. When a city invests in lifestyle at this level, people take notice, they move there, and they stay.
