NEW RETAIL & DINING COMING TO LEAGUE CITY
League City is in the middle of a commercial growth wave right now and I want to make sure you know exactly what's coming and where 🛍️🍽️
Let's start with the big one 👇
📍 THE LEAGUE — FM 518 adjacent to Clear Creek High School
This is a brand new mixed-use development called "The League" with nearly 47,000 square feet of retail space inside a six-story lifestyle center that will also include over 300 apartment units. The ground-floor retail is designed for food and beverage shops, fitness studios, youth services, and entertainment. According to Community Impact, the out-lot portion of the development will deliver first in Q3 2026, with multi-tenant retail spaces ideal for quick-service restaurants, coffee shops, medical clinics, boutique retail shops, salons, tutoring centers, and fitness studios. The full project is expected to be complete by the first quarter of 2027. If you live near Clear Creek High School, this is going to change the look and feel of that stretch of FM 518.
Now here's what else has recently opened or is about to open around town 👇
📍 CAVA — 2915 Gulf Freeway South (Bay Colony Town Center, next to H-E-B) CAVA opened its League City location on April 17. This is a fast-casual Mediterranean restaurant where you build your own bowls and pitas from fresh ingredients. If you're familiar with the Bay Colony Town Center shopping area near I-45 and FM 646, that's exactly where it is. Hours are 10:30 a.m. to 10 p.m. daily.
📍 WHATABURGER — 2121 East League City Parkway (new location)
A brand new Whataburger is coming to East League City Parkway. This will be the third Whataburger in League City, joining the locations on East Main Street and Gulf Freeway South. According to TDLR filings reported by Community Impact, this is a $2.5 million new construction project. The San Antonio-based chain confirmed a spring 2026 opening.
📍 JEREMIAH'S ITALIAN ICE — 2105 E. League City Parkway (Tuscan Lake Commercial Building)
Jeremiah's Italian Ice is opening a 1,950-square-foot location inside the Tuscan Lake Commercial Building on East League City Parkway. They offer over 40 flavors of Italian ice and soft ice cream plus their signature Jelati, which layers Italian ice with soft serve. According to TDLR filings, construction began in January with an estimated completion by April 15. Estimated opening is late spring 2026.
📍 HOTWORX — 2125 E. League City Parkway, Suite 600
Hotworx is building its second League City location right next door to the Jeremiah's on East League City Parkway. They specialize in infrared sauna workouts combining heat with isometric and HIIT training. The city's Biz Brief estimates an end of 2026 opening.
📍 CHIPOTLE — 1603 W. League City Parkway (3rd location)
Chipotle opened its third League City location on February 17 on the west side of town at 1603 W. League City Parkway. That's three Chipotle locations now in League City alone, which tells you everything you need to know about the demand national brands are seeing here.
📍 BASKIN-ROBBINS — 2925 Gulf Freeway South
The 31-flavors ice cream franchise opened a new location in Bay Colony Town Center near the new CAVA. Menu includes their classic flavors plus custom cakes, pies, and bakery items.
And all of this is happening on top of the biggest commercial project on the east side of town 👇
📍 LILAC FIELD BUSINESS PARK — Isla Vista Drive at Highway 96 (SH 96)
This $78 million mixed-use business park broke ground on March 27. The project sits on 24.5 acres and will bring 70,000 square feet of retail and restaurant space along with 220,000 square feet of flexible warehouse space. These aren't traditional industrial warehouses though. The developer, Alexander Grene Development, has designed the warehouse spaces for entertainment venues, gyms, child care providers, and breweries. Shipley Do-Nuts has already signed on as one of the first tenants. If you live in Mar Bella, South Shore, or any of the communities near SH 96, this is going to be right in your backyard 🍩.
So why does all of this matter for homeowners? 🏡
Commercial development follows rooftops. Restaurants, retail, and services don't invest in a market unless they see the population density and household income to support it. When national and regional brands like CAVA, Whataburger, Chipotle, and Jeremiah's all choose League City at the same time, that's not a coincidence. That's a vote of confidence in this community's growth trajectory.
And from a practical standpoint, the closer your neighborhood is to quality retail and dining, the more attractive it is to future buyers. Convenience is one of the most underrated factors in home values.
