The August Las Vegas real estate numbers are in — and buyers have more leverage than they’ve had in a while.

Single-family inventory climbed to 7,590 homes, while sales slowed and the median sales price dipped slightly to $475,000.

What does that mean?

Buyers have more choices, more time to compare homes, and in some cases more room to negotiate price, closing costs, repairs, or seller concessions.

For sellers, pricing and presentation matter more than ever. Buyers have options, so your home needs to stand out from the competition.

If you’re planning to buy and expect to stay in the home for 5+ years, I still think there can be some very good opportunities in this market.
