Let’s talk real for a second. There’s a lot of noise out there about wholesalers, flippers, and off-market specialists — but the truth is, the real ones are the reason Knoxville and the surrounding areas have grown into thriving, desirable communities aka #1 destination in America is our SCRUFFY CITY. I know there's crappy wholesalers, I deal with them daily. 9 out of 10 are stuck in a horrible habit of wine to sellers or just about anybody along the way. I've dedicated so much time telling folks they don't have to. Transparency is key and longevity as wealth.
If you’re dealing with a highly reputable, 100% transparent, and experienced off-market specialist, you’re working with someone who’s actually out here making a positive impact — not hiding behind an LLC with zero experience and a flashy social media page thats included with the $50,000 class you could have learned for free. Those are the ones giving the industry a bad name, walking away with $50,000 assignment fees without ever adding real value. What did you sell? Experience? Do you understand tax records & comps, property analysis, funding, draws, full dump (make or break you)? Or are you taking a random number and praying it actually sticks to the wall?
Meanwhile, the professionals who treat this as a legitimate business — who help sellers out of tough situations, close fast, and maintain five-star reputations — are the ones driving real progress. Yet somehow, they’re the ones catching heat while shady operators and ego-driven agents keep stirring the pot simply due to ignorance. If you don't know, don't speak about it, don't be scared of what you're not familiar with because I've seen too many (_/_)'s eat big 🦶. Become educated. I would NEVER attempt to take over a listing, why? Because I'm ignorant to their ways (to a certain point). Be open and learn something. Don't be jealous that unlicenced individuals are making more than you.
Let’s be honest — some/most agents are great. But others? They’ll blow up a deal just because they're not in control and go kamikaze last case scenario. They’ll call something “unethical & toting a line” without even understanding what exactly it is that's "unethical" about it nor any idea where the line is being crossed... You simply aren't familiar with how off-market deals work with investors & Cash Buyers and that's ok. And when they can’t get their way, they’ll go behind your back straight to the seller. That’s not professionalism — that’s greed and sssssnakish 🐍 behavior.
Now, to everyone bashing wholesalers and investors: take a look around your neighborhood. How much has your home appreciated in the last few years? Double? Triple? Maybe more? You LOVE when it benefits you!!! That didn’t happen by accident. It happened because investors, flippers, Wholesalers and off-market specialists took risks, revitalized properties, and brought value back to communities that were once overlooked.
Yes, rents have gone up — but so has safety, pride, and opportunity. The same people complaining about rising prices were the ones complaining about crime and neglect just a few years ago. You can’t have one without the other.
So before you point fingers, do your research. Look within a one-mile radius and see who’s really making the difference. The numbers don’t lie. The vast names of LLCs many other businesses ECT.. Knoxvilles was FALLING apart in a bad way. Let's be marvelous!! It's time for the new and I'm damned excited to play my part.
Behind every purchased/flipped property was a original owner that became very Ill, banks won't loan traditionally, everyone wants to rent to own but she needs cash to save her/husband's life. Or there's benefits on the line and are being forced to have a functional heart or home... It's true... Or there's siblings living in another state in such an emotional state dealing with the hoarding mess is too much to bare. Squatters needing some cash to leave, major projects and More.. There's LOADS more to this than meets the eye. Banks LOVE us!! They HATE real estate. They aren't in the real estate business. They want it settled before it hits their desk. Believe that.
Knoxville is on the map now — and it’s because of the people willing to roll up their sleeves, take risks, and invest in its future. The good ones aren’t out here to take advantage — they’re out here to build something better. But if you cannot find credibility on this person, references or reviews from the actual public giving reputable legitimacy, then why would you do business with these people anyway? No earnest money, sign site unseen, in another state or doesn't want or need to see house, has an "ASSIGNMENT CLAUSE" on the contract with 60 days due diligence period!!!? You didn't get over on them, 7/10 get over on you (Seller/Owner). When they sell your house, without you knowing that they're making $50,000, it'll be too late to kick up a fuss.
Please, I'm begging you. It doesn't have to be me, I'm just asking you all to please protect yourself and find local, highly reputable cash buyers. It doesn't have to seem like it's too good to be true, we can just make it real for you without the risk. Contact me today then let me change perspectives.
