So, you have talked with a lender, and they have told you how much you can be approved for, right?!? Does that number seem higher than you feel you can afford? It is very possible that it is.

Two key factors on your approval amount is your credit score and your debt to income ratio. What is not figured in is the lifestyle you are used to living.

You need to figure out how much of your monthly income you feel comfortable putting towards your mortgage each month and figure out your home shopping budget from there. Do not only base your budget off of the amount your lender said you can be qualified for!
