Let’s talk about what’s really happening in the market right now—because it’s not the same market we saw a year ago. Inventory is rising fast. In King County, the number of homes for sale has jumped over 50% year-over-year. In Pierce County, it’s up nearly 23%. That means more options for buyers and more competition for sellers. At the same time, homes are taking longer to sell. In King County, average days on market rose from 14 to 18 days. In Pierce County, it’s now 25 days—up over 13% from last year.
If you’re a seller, this matters. When buyers have more to choose from, your home needs to stand out. Overpricing is no longer a strategy it’s a liability. Properties that aren’t priced correctly or don’t offer a clear competitive edge are sitting. Even if you’re eventually willing to lower the price, you’ve lost the initial wave of attention and momentum, which is hard to regain. Pricing aspirationally might feel bold, but in this market, it just pushes buyers toward the next, better-positioned listing.
Buyers, on the other hand, are in a stronger position than they’ve been in years. With more inventory, there’s more time to make thoughtful decisions and in many cases, negotiate. That said, not every home is sitting. The well-priced, well-presented homes? Those are still moving fast. So while you have leverage, the best homes still require quick action.
