Cobb County Market Update

Here’s what I saw over the past 7 days:

312 New Listings (up from 292 last week)
259 Homes Under Contract (up from 235)
167 Closed Sales (down from 185)
Average Sold Price: $527K (down from $543K)

Cobb County saw an increase in both new
inventory and buyer activity this week. More
homes came to market, while pending sales
climbed by about 10%, showing buyers are
continuing to make moves as additional options
become available.

Closed sales dipped slightly, and the average sold
price came in at $527K. As always, weekly pricing
can fluctuate based on the mix of homes that
close, but the increase in pending activity is a
positive sign that there are still plenty of active
buyers in the market.

Cobb County Market Update

Here’s what I saw over the past 7 days:

292 New Listings (up from 254 last week)
235 Homes Under Contract (down from 271)
185 Closed Sales (up from 146)
Average Sold Price: $543K (down from $586K)

Cobb County saw more homes hitting the market this week, giving buyers additional options, while pending sales pulled back from last week. At the same time, closings increased by nearly 27% week over week, showing plenty of transactions are still making it across the finish line.

The average sold price came in at $543K, down from $586K last week. Weekly pricing can shift depending on the mix of homes that close, so I always look at that number alongside inventory, pending activity, and overall sales volume.

Here’s what I saw over the past 7 days:

**131 New Listings** *(up from 128 last week)*
**110 Homes Under Contract** *(down from 125)*
**94 Closed Sales** *(up from 78)*
**Average Sold Price: $558K** *(down from $609K)*

This week brought a mixed but active picture for Cherokee County. New listings remained relatively steady, while pending sales slowed a bit. At the same time, closings increased by more than **20% week over week**, showing plenty of transactions are still making it across the finish line.

The average sold price came in at **$558K**, down from last week's $609K. Weekly averages can move significantly depending on the mix of homes that close, so I always look at pricing alongside the overall activity rather than any single week's number.
